Patio doors
An older aluminum sliding door that drags on its track, lets in drafts or has fogged glass usually isn't worth repairing. We replace it with a new door unit, frame and all, so the threshold, weatherstripping and seal are new too. In one Smithfield home we replaced two sets of sliding doors with new units that have blinds built in between the glass, then finished the trim so the openings looked clean against the brick.
"They arrived at the set time and did a most professional and excellent job. They made sure everything was exactly as it should be and that I was satisfied. If I could give them 10 stars, I would."

Rot at the bottom of siding
The bottom edge of siding and trim, where it meets a slab, porch or driveway, is where rot starts most often. Rain splashes back, water sits, and the paint fails first. What looks like one soft corner is often wider once it's opened up, so we cut back until we reach solid wood, then fit new material, seal the joints and paint. If the rot keeps coming back in the same spot, we'll point out why, such as trim sitting directly on concrete.

Decks and steps
Deck stairs take more weather than the rest of the deck, and the stringers underneath often rot before the treads show it. We replace soft boards, rebuild steps and stringers, check the posts while we're there, and wash and paint railings that have weathered. When you want a finished edge, composite boards can replace the wood fascia and treads.

"…was very professional, courteous, and prompt when he performed repairs to my deck. I highly recommend this company for handyman work."

Soft floors and subfloor repair
A floor that gives under your feet near a toilet, tub or sink usually means water has reached the subfloor. Covering it doesn't fix it. We pull the toilet or move what's in the way, cut out the damaged section back to the joists, install new plywood, and reset everything. At this Smithfield property, the damaged subfloor ran from the bathroom to the doorway, so the new plywood went in across the whole area.

"Technician was pleasant and knowledgeable. Great experience"

Attic ladders
A pull-down attic ladder has to match both the ceiling opening and the floor-to-ceiling height, and garages are where that gets tricky. In this Smithfield garage the ceiling is 11 feet high, so the ladder had to be one rated for that height, set so it opens clear of the walls and lands at a safe angle. We also replace worn, wobbly or broken ladders in existing openings.

Cabinet painting
Painting kitchen cabinets changes the whole room without replacing them. It's a common request when someone buys a home in Smithfield and wants it to feel like theirs. The boxes, doors, crown and trim are prepped and painted so the finish is even, and the hardware goes back on when the paint has cured.

Bathrooms and grab bars
Bathroom work in Smithfield ranges from a drywall patch and fresh paint to a new shower head and hand sprayer, up to a full refresh or retile. For bigger projects we come out first to measure and check what's behind the walls, so the estimate holds up. See bathroom remodeling for the full scope. Grab bars are anchored into studs wherever placement allows, and we talk through the most useful position before drilling. See grab bar installation and aging in place.
Small jobs, one visit
A storm door that won't close, worn weatherstripping, a few feet of baseboard, and a porch swing that needs hanging can all go on one list. Tell us everything when you call, and we'll schedule enough time to finish it in one trip.

For Smithfield businesses
We also work for local businesses and organizations: hanging signs in retail stores, repairing a bank teller drawer, and kitchen fixes for a nonprofit. See our commercial handyman services.
Who comes to your home
Your craftsman is a background-checked, insured Ace Handyman Services employee, never a subcontractor. We call the evening before, you get an on-my-way text with your craftsman's name and photo, and the work carries our one-year workmanship warranty.
How pricing works
Every list is different, so we don't publish set prices. We bill by time and materials, and the total depends on what's on your list, the materials, and anything we find once a board or floor is opened up. Projects of $2,000 or more may qualify for 0% financing for 6 months, subject to approval.
Serving Smithfield and nearby towns

Frequently asked questions
Do you replace sliding patio doors?
Yes. We remove the old door, frame and all, and install a new door unit with its own frame, threshold and weatherstripping, then seal it and finish the trim. Doors with built-in blinds between the glass are a popular choice because there are no blinds to dust or tangle.
Can you fix rot at the bottom of my siding?
Yes. We cut out the rotted trim or siding until we reach solid wood, replace it, then seal and paint the joints. If the sheathing behind it is damaged too, we'll show you before replacing it.
Do you repair soft floors around a toilet?
Yes. We pull the toilet, cut out the damaged subfloor, install new plywood and reset the toilet on a new wax seal. When we caulk the base, we leave a small gap at the back so a future leak shows up on the floor instead of soaking the subfloor unseen.
Can you install an attic ladder in a tall garage ceiling?
Yes. Garage ceilings are often taller than the rooms in the house, so the ladder has to be rated for that height. We measure the opening and the ceiling height and check what's above before installing.
Do you paint kitchen cabinets?
Yes. We paint cabinet boxes, doors, crown and trim, and reinstall the hardware once the paint has cured. It's one of the most common projects for people who have just bought a home.
Do you work for businesses in Smithfield?
Yes. We hang signs, replace ceiling tiles and door hinges, repair fixtures and handle maintenance lists for stores, offices and nonprofits. Call to describe what you need, and we'll schedule a time that works around your business hours.
